14553 S. 3400 W. general plan, rezone and two-lot development agreement
The owners of about 2.07 acres at the south end of 3400 West, where a family home already stands, want to split the land into two lots of roughly 0.8 and 1.25 acres so a second home can be built. The city's general plan calls for very low density there, under one home per acre. On Sept. 23 the council voted 4-1 against changing the general plan map and 4-1 to table the rezone from R1 to R2, a zone the city created in July that allows up to 1.5 homes per acre on lots of two to five acres. Staff then drafted a ten-year development agreement that caps the parcel at two lots, and the Oct. 14 agenda set both that agreement (Ordinance 2026-21) and the tabled rezone (Ordinance 2026-20) before the council. Records use two acreages: 2.09 acres in the September notices and 2.07 acres in the October legal description, which measures 90,371 square feet. The Oct. 14 vote is not in a posted record yet.
