Heron Ridge Townhome Subdivision

Heron Ridge Townhomes is a proposed townhome neighborhood on about 6.39 acres at 650 South 1200 West, zoned P-R-M-7. The townhomes were first part of Heron Ridge Phase 1 but were pulled out for more design work and are now submitted on their own. The council's packet describes front- and rear-loaded units around internal drive aisles with visitor parking and pedestrian links, and 20-foot-wide units with two-car garages along 1200 West. The site sits beside a planned trail on 650 South, and staff reviewed privacy, fire lanes and circulation. The packet counts the units two ways: the council memo and plans show 72, while the staff evaluation's overview says 78 and asks the applicant to correct the notes. On Oct. 6 the Planning Commission voted 5-0 to recommend approval, with conditions on matching exteriors, upgraded materials facing 650 South and 1250 West, a half bath on every main floor, and a strong recommendation for wrought-iron fencing along the trail. The City Council took up the preliminary plat on Oct. 15; its decision is not in a posted record. A preliminary plat is an early approval step and does not authorize construction.
